The Board of Directors is proud to announce our endorsements for the November 8 General Election. These candidates understand the benefits and challenges of homeownership and our housing economy, and the priorities of the REALTOR® community. NOV 2: NAPA COUNTY RESIDENTIAL ENVELOPE
The hearing on the Ordinance to limit residential development to a single, contiguous, 1-acre building envelope in the Ag Preserve (AP) has again been scheduled for the Planning Commission on NOVEMBER 2 AT 9:00AM. This 1-acre would include non-residential areas – many driveways and roads, garages, outdoor seating, sheds, solar panels, water tanks, etc. NBAR continues to oppose this ordinance – the compromise of property rights, our housing economy, and ability to improve homes and parcels. NEW STATE BOARD OF FORESTRY REGULATIONS
The CA State Board of Forestry recently adopted new Fire Safe Regulations, which would apply to lands in the State Responsibility Areas and Very High Fire Hazard Severity Zone (VHFHSZ) – which cover approximately ~70% of our counties. These Regulations will have significant implications – limiting or prohibiting new construction, rebuilds, and use permits in the affected/mapped areas that do not meet road standards, or are located on “strategic ridgelines” (which are to be determined by Counties). Substantial, state-level advocacy was completed on this proposal over the past year, including by the Counties of Napa and Sonoma, CA State Association of Counties, CAR, etc. Though these are set to go into effect January 1, 2023, key questions remain – how will these Regulations be interpreted and applied locally, and what, specifically will be prohibited, where? Counties are working to address these questions; NBAR will monitor and share information ASAP.
